Job Description
We are seeking a highly motivated and qualified Strata Manager to join our dynamic team in Hobart. This pivotal role requires a deep understanding of strata legislation and a commitment to ensuring legal compliance across all managed properties. You will be responsible for a portfolio of strata schemes, providing expert guidance to owners corporations, facilitating effective communication, and overseeing the financial and administrative management of properties. The ideal candidate will possess excellent interpersonal skills, a strong ethical compass, and a proactive approach to problem-solving within the strata sector.
Key Responsibilities
- Provide expert advice and guidance to Owners Corporations regarding strata legislation (e.g., Strata Titles Act 1998 Tasmania) and governance.
- Prepare agendas, attend, and minute Owners Corporation meetings (AGMs, EC Meetings, EGMs).
- Manage a diverse portfolio of strata schemes, ensuring compliance with all legal and regulatory requirements.
- Oversee the financial management of strata schemes, including budget preparation, levy collection, and financial reporting.
- Coordinate maintenance and repair works for common property, engaging contractors and overseeing projects.
- Handle inquiries and disputes from owners and residents in a professional and timely manner.
- Maintain accurate records and documentation for all managed strata schemes.
- Foster positive relationships with Owners Corporations, committee members, and external stakeholders.
- Facilitate insurance claims and renewals for strata properties.
Required Skills
- Current Strata Manager's registration or license in Tasmania (or willingness to obtain).
- Demonstrated experience as a Strata Manager, particularly with a focus on legal compliance.
- Thorough understanding of relevant strata legislation, bylaws, and regulations.
- Exceptional communication, negotiation, and interpersonal skills.
- Strong organizational skills and attention to detail.
- Proficiency in strata management software (e.g., Strata Master) and Microsoft Office Suite.
- Ability to manage multiple priorities and deadlines effectively.
- Proven problem-solving and conflict resolution abilities.
- Valid Australian driver's license.
Preferred Qualifications
- Tertiary qualification in Property Management, Business, or a related field.
- Membership with a recognized industry body (e.g., Strata Community Association Tasmania).
- Experience with large or complex strata schemes.
