Job Description
We are seeking a highly detail-oriented and organized Commercial Property Move-in Inspector to join our facilities management team. This role is crucial for ensuring that our commercial properties are in pristine condition and fully compliant with standards before new occupants move in. The inspector will be responsible for meticulously examining properties, documenting their condition, identifying maintenance needs, and ensuring all systems are operational. This position requires regular local travel within the Grand Rapids area to various commercial sites.
Key Responsibilities
- Conduct thorough inspections of commercial properties prior to new tenant move-ins.
- Document the condition of properties, including structural elements, fixtures, appliances, and common areas, using standardized checklists and photographic evidence.
- Identify and report any maintenance issues, damages, safety hazards, or non-compliance with property standards.
- Verify the functionality of all building systems, including HVAC, plumbing, electrical, and security systems.
- Coordinate with maintenance teams and contractors to ensure identified issues are resolved promptly and efficiently.
- Prepare comprehensive inspection reports with clear findings, recommendations, and estimated timelines for repairs.
- Communicate effectively with property management, leasing teams, and new occupants regarding property readiness and inspection results.
- Maintain accurate records of all inspections and follow-up activities.
- Adhere to all company policies, safety regulations, and industry best practices during inspections.
Required Skills
- Proven experience in property inspection, facilities management, or a related field (1+ year).
- Exceptional attention to detail and strong observational skills.
- Excellent written and verbal communication skills.
- Proficiency in using digital tools for documentation and reporting (e.g., tablets, inspection software).
- Ability to work independently and manage time effectively to meet deadlines.
- Valid driver's license and reliable transportation for local travel.
- Physical ability to walk, stand, climb stairs, and lift up to 25 lbs as needed during inspections.
Preferred Qualifications
- Associate's degree or certification in Facilities Management, Property Management, or a related technical field.
- Familiarity with commercial building codes and safety regulations.
- Experience with maintenance coordination or project management.
- Basic knowledge of HVAC, electrical, and plumbing systems.
